R.J. Miller Custom Homes’ proven experience, responsive communication, personalized approach and commitment to quality craftsmanship and high performance energy efficiency is key to making your home building process with us enjoyable and rewarding. We have developed our streamlined custom building process to guide you through designs, timelines, budgets and building stages.
1. Initial Meeting
Building your new home with R.J. Miller Custom Homes always begins with an initial meeting that is simply an informal information gathering discussion. Our goal is to discover the scope of your project and learn about your general expectations in the building of your new home, including:
– Where do you want to live…
– How much are you looking to spend…
– What style of house do you wish to build…
– Will we be designing your home…
– Any specific must-have wants/needs…
Once it is determined that we are a right fit for one another, we can move forward together.
2. Project Financing
Our important second step is pre-qualification financing through the lender of your choice. Based on budget estimates developed in our initial meeting, you will be able to meet with your lender and upon approval, move forward to lot purchase, design finalization, selections and construction.
R.J. Miller Custom Homes would be pleased to provide you with recommended lenders if desired.
3. PROFESSIONAL CONSULTATION AGREEMENT
Our Professional Consultation Agreement (PCA) is executed to allow us to address these key areas:
– Selection of your home site
– Design of your home
– Product Specifications
– Initial permitting
This limits your commitment and allows for a more accurate construction agreement to be prepared Once this stage is complete we can more accurately move forward to complete a comprehensive fixed price Construction Agreement.
4. Choosing A Home Site
The next key step in the process is to choose the building site for your new home. We can assist you with known locations with available home sites or will be happy to meet you on any lot you may find. Once your building site has been chosen, we can get a thorough understanding of the possiblities in terms of design style and size.
5. Design
Your home will be custom designed to our lot. We work closely with our preferred designers and architects. Together, we work ensure that we meet all of your unique wants and needs. During this stage, R.J. Miller Custom Homes will work closely with you to design a high performance home with a unique blend of energy efficiency, indoor air quality, green building and luxury amenities that is right for you. Our subcontractor and supplier groups review everything needed through bidding.
6. Construction Agreement
With the important steps of site selection, home design and bid analysis completed, we will provide you with our detailed Construction Agreement. This is a fixed price contract that provides you the overall scope of your project, including site costs, specifications, draw schedules and timelines.
7. Building
Upon approval of your Construction Agreement, and upon receipt of necessary permits, construction of your new home will commence. We utilize the latest , as well as time tested building methods in building your home. You can expect scheduled walk-through’s at key stages in construction as the progress continues towards completion.
8. Final Walk-Through’s
The first of two final walk-through’s will occur just days prior to the completion of your home. We will review features of your home as well as discuss any items that need to be addressed. The second will be to ensure that all check off items have been completed to your satisfaction.
9. Closing
Having completed your new home to your satisfaction, it is time to hand you the keys. As you move in and settle into your new home, we trust that building your home with R.J. Miller Custom Homes has been an enjoyable and rewarding experience. We know it will be a place that you and your family will look forward to calling home for years to come.
10. Warranty & Service
Every home built by R.J Miller Custom Homes is covered by a 5 year limited warranty and a 1 year concierge service program. Unlike most builders, who set predefined inspection periods and ask that you accumulate items on a list, R.J. Miller Custom Homes will address any concerns as they occur, so you don’t have to live with any inconveniences, no matter how small.
